Ridgefield median sale price (ZIP 07657, rolling 3-month median)
Ridgefield is a small Bergen County borough (ZIP 07657, not Ridgefield Park and not Ridgefield, Connecticut) whose housing market behaves differently from the county around it. In the three months ending May 2026, the median sale across all home types was $720,000 and the single-family median was $727,500, according to the Redfin Data Center. The Bergen County single-family median that month was $946,000, so a Ridgefield house sold for roughly 23% less than a typical county house.
Prices are firming, but competition is not. Single-family price per square foot rose from $374 to $460 between May 2025 and May 2026 (+23%), yet the average home still sold for 99.9% of list after a median 87 days. Bergen County as a whole sold at 104.2% of list in 63 days.
The other defining feature is the two-family house. Buildings with 2-4 units made up 20 of the 74 sales we count in the year to May 2026, trading around $1 million. With the 30-year rate at 7.03% as of September 24, 2026 (Freddie Mac PMMS), that math deserves careful work.
How to read the Ridgefield numbers
Redfin's ZIP data is a rolling three-month window, so "May 2026" covers roughly March through May. Ridgefield is small: that window held only 15 sales, 10 of them single-family. One unusual sale can move the median by tens of thousands of dollars. To count annual volume without double-counting, we add four non-overlapping windows (ending August, November, February and May):

Redfin also publishes a place-level "Ridgefield, NJ" series that shows higher prices and more sales than the ZIP (12 sales in May 2026 alone, against 15 in the ZIP's three-month window). We could not reconcile the two boundaries, so this article uses the ZIP series, which the chart on this site also uses. Older figures such as a $995,000 "median" for October 2025 come from the place series. We confirmed 07657 is Ridgefield's ZIP code (HometownLocator), but not whether the postal boundary follows the borough line exactly.
Condo and co-op sales are too thin to analyze: six in a year, including one $1.2 million sale that briefly pushed the condo median above $1 million. Apartment shoppers should rely on building-specific sale history.
Two years of prices against mortgage rates

The March 2025 low of $500,000 came from seven sales and was not a 33% crash. Price per square foot fell less, from $404 in October 2024 to $373 (about -8%). Over two years, single-family price per square foot moved from $421 to $460, about +9%. The +23% one-year gain partly reflects recovery from that weak spring 2025 window.
All home types
The all-residential median went from $732,500 (June 2024) to $720,000 (May 2026), essentially flat, touching $611,000 in January 2025 and $930,000 in December 2025. Both extremes owe a lot to mix: the December window included the $1.2 million condo and several two-family sales near $1 million. Price per square foot is steadier: $411 in June 2024, $376 in May 2025, $444 in May 2026.
Did mortgage rates show up locally?
Yes, in competition more than in prices. Freddie Mac's 30-year rate fell to 6.08% in late September 2024, a two-year low. The Ridgefield windows ending August through November 2024 were the most competitive of the period: homes sold for 102.6% to 104.0% of list, 50% to 63% sold above asking, and 56% to 70% went under contract within two weeks.
Rates climbed to 7.04% by mid-January 2025. By the window ending March 2025, sale-to-list had dropped to 98.7%, only 40% of sales closed over asking, and median days on market reached 103.
What did not happen next is more telling. Rates eased through 2025 and dipped to 5.98% in late February 2026, the first sub-6% reading in about three and a half years. Ridgefield did not return to late-2024 conditions. The window ending January 2026 showed homes selling at 96.5% of list, and May 2026 reached only 99.9%, with 40% over asking. Lower rates brought more sales (74 versus 59) but not bidding wars. One likely reason: sellers had already moved asking prices up. The median list price was $819,000 in May 2026, well above the $720,000 median sale.

Inventory peaked at 30 to 32 homes in summer 2025 and was 18 in May 2026. With 15 sales in the latest window (5 a month), that is about 3.6 months of supply, tighter than Bergen County's 5.0 months. Yet bidding is weaker than in the county. The market is thin on both sides: few listings, and buyers who take their time.
Days on market tell the same story. At 77 to 102 days over the past year, Ridgefield homes took longer to sell than the county's 63 to 95 days over the same months. Part of this is the two-family segment, where median days on market hit 108 in May 2026 and 120 in fall 2025. Income properties take longer to appraise, finance and inspect.
What the housing stock looks like
- Single-family homes: about 62% of sales in the past year, with a May 2026 median of $727,500.
- Two- to four-family buildings: about 27% of sales. The median stayed between $980,000 and $1,025,000 in every window from January to May 2026. Price per square foot was $369 in May 2026, about 20% below single-family's $460.
- Condos, co-ops and townhouses: too few recorded sales for a reliable median.
The borough is informally divided into three sections by the land's contour, with Morsemere in the north (Wikipedia). Redfin does not publish data by section, so ask for comparable sales on the same street or block.
What a budget buys, as arithmetic on May 2026 medians rather than listings: $700,000 at $460 per square foot is about 1,500 square feet of single-family house; the middle of the single-family market is about $730,000 to $800,000; and $1 million at $369 per square foot is about 2,700 square feet across both units of a two-family. Condition, lot size and parking change these numbers a lot.
Property taxes and ownership costs
The rate
Ridgefield's 2025 general tax rate was 1.694 per $100 of assessed value and its effective rate was 1.723%, according to the NJ Division of Taxation 2025 general tax rates table. The two are close because assessments track market value.
That is by design. The borough tax assessor reports that Ridgefield takes part in an annual reassessment program for tax years 2022 through 2026, and that the 2026 reassessment has been completed and filed with the Bergen County Board of Taxation. Your assessment moves with the market every year, and if Ridgefield values rise faster than neighbors', the borough's share of the county levy can shift.
What a typical bill looks like
At the 1.723% effective rate:
- $727,500 single-family home: about $12,535 a year, or $1,045 a month.
- $1,000,000 two-family: about $17,230 a year, or $1,436 a month.
For context, Data USA, summarizing Census data, reports a 2024 median owner-occupied home value of $646,200 and median real estate taxes of $10,001 for mortgaged homes. Those describe all existing owners, which is why they sit below the bill implied at today's median.

Appeals, relief and insurance
Per the assessor's page, appeals go to the Bergen County Board of Taxation, generally by April 1; check the date on your assessment notice, since the deadline can differ in a reassessment year, and higher-value properties may be able to file directly with the NJ Tax Court. Owners should check eligibility for the state's ANCHOR property tax relief program. We could not reach FEMA's flood map service for this article, so look up the specific address on the FEMA Flood Map Service Center and get an insurance quote before committing.
Monthly payment and affordability
Assumptions: $727,500 single-family purchase, 20% down ($145,500), $582,000 30-year fixed loan, taxes of $1,045 a month. Insurance is not included.

The move from the February 2026 low to today's rate adds $402 a month, about $4,800 a year, on the same house.
Judy's Ridgefield area page lists a median household income of $118,059 from 2024 American Community Survey data; we could not re-check the Census tables because the Census site was unreachable. If that figure holds, 28% of it is about $2,755 a month, which supports a purchase of roughly $407,000 at 7.03% or $443,000 at 5.98% (20% down, same tax rate). A median-income household cannot buy the median Ridgefield house on income alone. Buyers here are typically dual-income households, move-up sellers bringing equity, or two-family owners counting rental income.
The two-family question
Owner-occupant math
A $1,000,000 two-family with 20% down at 7.03%:
- Principal and interest: $5,339 a month
- Property tax at 1.723%: $1,436 a month
- Total before insurance, maintenance and vacancy: $6,775 a month
The median single-family house above costs $4,929 a month. The gap is $1,846. A two-family costs the owner less only if the rental unit nets more than $1,846 a month after its share of insurance, repairs, owner-paid utilities and a vacancy allowance. Check that against actual leases and current comparable rents; we do not publish a rent figure because we could not find a reliable Ridgefield-specific source.

These cover only debt and tax. Insurance, maintenance, vacancy and management push the required rent higher. Results depend heavily on down payment, existing leases and condition. This is not a forecast of returns.
Two-family sales in the window ending May 2026 took a median 108 days and sold at 97.3% of list. With three or four sales per window, those swings are noisy; the steadier signal is the median holding near $1 million all year.
Schools
Ridgefield Public Schools runs its own district, with Bergen Boulevard School, Slocum-Skewes School and Ridgefield Memorial High School. Judy's area page lists GreatSchools ratings of 6/10, 7/10 and 5/10 respectively and a Niche academics grade of B+ for the high school; we could not re-verify these for this article, and they change yearly. The most reliable source is the NJ School Performance Reports, which show test results, enrollment and grade configuration by school. Buyers who weigh schools heavily should compare the reports for Ridgefield, Wood-Ridge and Cliffside Park side by side.
Commute and transportation
Ridgefield sits about 3 miles from the George Washington Bridge, with Route 46 and the NJ Turnpike running through the area. Judy's area page lists NJ Transit bus routes 165, 166 and 168 to Port Authority Bus Terminal and the Vince Lombardi park-and-ride on the Turnpike. Confirm current routes and schedules with NJ Transit, since bus service changes. Drive times swing widely with traffic; the site's page gives 10 to 15 minutes to the GWB off-peak.
The Northern Branch light rail
The Northern Branch extension of the Hudson-Bergen Light Rail would run roughly 10 miles from the Tonnelle Avenue terminus in North Bergen to Englewood Hospital, with seven new stops in North Bergen, Ridgefield, Palisades Park, Leonia and Englewood, according to NJ Transit's project page and the Northern Branch Corridor Project entry. The project had a setback in 2023 (NJBIZ). According to the Hudson Reporter, NJ Transit has since sought a consultant to prepare a Draft Environmental Impact Statement, restarting environmental review.
The project is at the environmental review stage, with no funded construction schedule or opening date we could find. Buying today on the assumption of rail service is speculation. If construction funding is committed, homes near the eventual Ridgefield stop could gain a new commute option. That is a reason to watch the project, not to pay more now.
Development and zoning
New Jersey's Fourth Round of affordable housing obligations covers 2025 to 2035. Every municipality, Ridgefield included, must adopt a housing element and fair share plan, often met through inclusionary zoning or redevelopment areas. We could not confirm Ridgefield's specific obligation or which sites are in its plan. Buyers near commercial corridors or the proposed light-rail alignment should check planning board agendas, since new apartments could change traffic, parking and the rental supply that competes with two-family units.

- Mix: Cliffside Park and Fort Lee are condo markets (140 of 226 and 393 of 519 sales in the year to May 2026). Their all-types medians are lower because of that mix. Ridgefield is closer to a house market.
- Single-family value: Ridgefield's $727,500 is the lowest of the four, about 5% below Cliffside Park, 12% below Wood-Ridge and 34% below Fort Lee.
- Competition: Wood-Ridge averaged 103.1% of list over two years. Ridgefield's 99.8% looks more like the condo-heavy towns.
- Taxes: Ridgefield's 1.723% effective rate is below Cliffside Park (1.920%) and Fort Lee (1.839%).
Strategy for buyers
- Negotiate, especially after 60 days. Well-priced homes sell near asking, but listings that have sat for two months are open to offers. Ask for the full price history.
- Check price per square foot. A listing well above $460 (single-family) or $369 (two-family) needs a reason: renovation, lot size, parking or layout.
- Price two-family homes on the rent roll. Get the leases, confirm the units are legal, and run the break-even numbers above with real rents.
- Plan for rate swings. Rates moved from 5.98% to 7.03% in seven months.
Strategy for sellers
- Price to the sales, not the list prices. The May 2026 median list price was $819,000 against a $720,000 median sale. Overpricing is a likely reason days on market stay long.
- Timing matters. The strongest stretches were fall 2024 and early summer 2025; sale-to-list fell to 96.5% in the window ending January 2026.
- Two-family sellers should package the numbers: clean leases, rent history, and utility and repair records shorten the time to contract.
Outlook for the next 6 to 12 months
Price per square foot rose strongly in the past year, volume rose about a quarter, and competition stayed moderate. Rates are now the main variable: Freddie Mac's 30-year average rose from 6.49% in late June to 7.03% on September 24, 2026, the first reading over 7% since January 2025.
The last time rates crossed 7%, Ridgefield's sale-to-list fell below 99% and days on market passed 100 within a few months. A similar reaction this winter is plausible. Because Ridgefield already sells near list, the adjustment would more likely show up as longer marketing times and more negotiation than as a sharp price drop.
What would change this view:
- Rates falling back toward 6%. Early 2026 showed sub-6% rates brought more sales but not bidding wars.
- Inventory rising above 30 in a three-month window, as in summer 2025, would give buyers more leverage.
- The Northern Branch moving to funded construction would matter for homes near the Ridgefield stop.
- 2026 reassessment results, which could shift individual tax bills even if the rate falls.
